The Practice has a long and successful working relationship with the developer of this site and the latest project is an eleven storey office block being built for Newcastle University Business School. A second phase of three ten/twelve storey student accommodation blocks on the same site, is about to be given approval. Options for further development on the same site are also ongoing.
The site was formerly occupied by the NewcastleÃs Brewery with deep basements and a perimeter concrete retaining wall.
Owned by the client for some years demolition was completed by them in a controlled manner during the design phase. Various options were considered with regard to the number of below ground basement car parking levels that were most commercially viable.
A continuous contiguous pile wall was introduced to the perimeter of the site with insitu concrete construction from the one level of below ground car parking up to the podium level. The office block has insitu concrete shear towers for the stairs and multiple lifts with an outer steel frame supporting permanent steel deck floors. The student towers will utilise insitu concrete frames with traditional flat slab construction to minimise floor to ceiling heights.
